About UHF Development Group LLC
UHF Development Group, LLC is owned and operated by Hubert G. Tolson, III and R. Edwin Coleman, Jr. (CCIM) and has numerous partners who participate in various projects with them.
Since it's establishment in 1995, the company has sought out development and re-development opportunities in North Carolina and key markets in the southeast U.S. (Richmond, VA, Nashville, TN, Jacksonville, FL, etc.). In this process, the company has developed a particular expertise in the redevelopment and adaptive reuse of existing commercial properties and in the restoration/renovation of historic properties as well as new developments in and about historic districts. Hubert G. Tolson, III - owned and operated a successful retail business between 1985 and 1995. During this time, Tolson grew the business from less than $1,000,000.00 to an annual volume exceeding $20,000,000.00. Total employment grew from under 12 to over 100 employees under Tolson's direction.
Tolson possesses a high level of expertise and proficiency in financial management and contract administration. At UHF his emphasis is in the areas of general business administration as well as the oversight of legal and accounting matters. He successfully oversees the technical management of over twenty partnerships.
R. Edwin (Ed) Coleman, Jr., CCIM - The Coleman Group, Inc., and Coleman & Associates Retail Real Estate Services:
R. Edwin Coleman, Jr. (Eddie) has been active in the Commercial Real Estate business since 1983. He is Past President and Director of the Triangle Commercial Association of Realtors (Raleigh, Durham & Chapel Hill, NC). In addition, Coleman is Past President of the Wake County Apartment Association and Past Chairman of Independent Rental Owners Council and a member of the Board of Directors of the Triangle Apartment Association. Coleman was awarded the prestigious CCIM designation by the Commercial Investment Real Estate Institute in 1988, and has served on the Board of Directors of the North Carolina CCIM chapter. Coleman is currently serving on the Board of Directors of Capital Area Preservation (CAP), the Presidential Board of Advisors at Campbell University, the Business Advisory Council for the Lundy-Fetterman School of Business at Campbell University and is a past member of the Board of Directors of Olde Towne Yacht Club Home Owners Association.
His company The Coleman Group, Inc., is a diverse real estate holding company with interests in multifaceted real estate activities including brokerage, development and investment.
His commercial real estate brokerage company, Coleman & Associates, provides an array of services for regional and national retailers and real estate developers. In addition, Coleman often provides coordination and assistance throughout the design, predevelopment, marketing, leasing, financing and construction processes.
The Coleman Group, Inc. has been involved in the acquisition, redevelopment and management of unique historic apartments in Raleigh, NC for over ten years through its subsidiary, Coleman Properties, Inc. and received a Sir Walter Raleigh Award, from the City of Raleigh Appearance Commission, for one of its many redevelopment and restoration projects. In 2004 the Capital Area Preservation awarded The Coleman Group, Inc. an Anthemion Award for its restoration of the Pullen Starkes House in Historic Oakwood in Raleigh.
As cofounder and co owner of UHF Development Group, LLC, Eddie is a partner in and remains actively involved in the development and operation of each UHF project including those listed below.
How UHF Began
In late 1995, Tolson met R. Edwin Coleman, Jr., CCIM, of Coleman Associates. Coleman's firm was representing Staples in seeking a store location for Staples in the New Bern, NC market. After discussion and analysis, it was decided that Tolson would redevelop this property as a "build to suit" for Staples. In the fall of 1996, Tolson successfully completed the "build to suit". As a result of this mutually satisfactory development project, (the project was completed early and under budget), Mr. Tolson was invited by representatives of Staples, Inc. to pursue other possible development opportunities on their behalf.
During the course of the New Bern development, Tolson and Coleman became friends. Thereafter Tolson and Coleman entered into an agreement whereby Coleman would join Tolson in the location, evaluation and acquisition of other real estate investment and development sites. Having become friends the pair determined to only seek out opportunities which would allow them to have FUN while providing financial rewards. The name UHF is an acronym for the phrase "The Ultimate is Having Fun."
They were directed by representatives of Staples to seek a site in Goldsboro, NC. They subsequently identified, contracted to buy, designed, financed, preleased, acquired and redeveloped an approximately 77,000 sf vacated Lowe's Home Improvement store in an outstanding location, with excellent visibility and access. The chosen development strategy was to retrofit approximately 25,000sf of the 77,000sf vacated store for Staples and to locate additional tenants to occupy the balance of the building, with additional new construction based on pre-leases. This property has been developed with Rack Room Shoes, Staples, Goody's Family Clothing, Books-A-Million, Gold's Gym and Fast Eddie's and 10,000sf of shop space.
It was determined that a multi-disciplinary team approach would be most effective in facilitating the development for maximum results. Based upon the very positive results, which the team achieved in Goldsboro, NC, Tolson and Coleman decided to pursue additional developments, such as those described below.
